How we verify professionals
Before any professional provider profile appears on GreekProperty.org, it goes through the review process described on this page. This page explains exactly what each verification label means, what it does not mean, how often we re-check, and how commercial labels are kept strictly separate — so you can read any future provider profile knowing precisely what was reviewed and what remains your own judgement.

What verification means here
Verification on GreekProperty.org is a factual review using the provider’s public business information and, where applicable, official Greek registers and procedural sources such as GEMI and EUGO. Identity review draws on the provider’s own public channels and checks them for consistency; business registration review uses the GEMI public registry; and professional registration review uses the official procedure and registers that apply to the profession. Every check we run is one a reader could run themselves, and each verification label is shown together with the date it was last reviewed. We record evidence for every check, and a profile cannot be published without having passed the checks required for its category.
Just as important is what verification is not: it is not a quality assessment, not a background check on individuals, not a guarantee of good service, and not a substitute for your own due diligence — including appointing your own independent lawyer for any property transaction.
What we check, level by level
Each level includes everything from the levels before it. A provider profile always shows the exact level it reached — never a bare “verified” badge.

Some service categories in Greece have no dedicated professional registration regime that we identified in the official sources we reviewed — residential property management is one example, as explained in our property management guide. For those categories, “business registration reviewed” is the highest level that can apply, and we say so rather than implying a licence exists.
How often we re-check
- Every 12 months from the last review date, every published profile's checks are re-run in full.
- On any change to a provider's name, ownership, or contact details, identity checks are re-run immediately.
- Before any commercial relationship starts or changes, the full review is re-run first.
- On a credible reader report of inaccuracy or misconduct, the profile is suspended from display pending review.
- If a registry check fails at any point — for example a registration is marked ceased — the profile is taken down until the issue is resolved.

Verification labels vs. commercial labels
If GreekProperty.org introduces provider listings, sponsorships, or referral arrangements, profiles may carry commercial labels — Sponsored for a paid profile, Featured Partner for paid prominent placement, and a profile may carry both. These sit on a completely separate axis from verification:

The two axes are kept visually and semantically distinct, so a commercial label can never be mistaken for a verification outcome. A sponsored provider goes through exactly the same verification process as any other — and a verified provider gains no commercial label unless a disclosed paid relationship actually exists. If ordering or prominence is ever influenced by payment, that placement itself is labelled. Our editorial policy and advertising disclosure set out the wider rules.
What we never do
- Sell editorial conclusions. Guides, comparisons, and cautions are never altered for a commercial relationship.
- Trade verification for payment. Verification levels cannot be bought, upgraded, or retained through sponsorship.
- Use endorsement language. No provider is described as “best”, “approved”, “vetted”, or “recommended”.
- Imply licences that were not checked — or do not exist. Labels state exactly what was reviewed, at the level it was reviewed.
- Run undisclosed paid placement. Any paid relationship is labelled where it appears.
How to run the same checks yourself
Nothing in our process is private. To check a business registration, ask the provider for their GEMI number and look it up in the GEMI public registry search.
