What to check before appointing anyone

  1. Ask what is actually included. Separate one-off setup work from recurring filings, bookkeeping, declarations, and correspondence with AADE.
  2. Check the professional basis. Ask for the applicable Economic Chamber registration or profession information and confirm what it covers. Do not treat an AFM, a business registration, or a website description as proof of tax-adviser qualifications.
  3. Be precise about borders. Ask whether the provider gives Greek advice only, coordinates with your home-country adviser, or claims to advise under another country's rules. Those are different services.
  4. Set ownership assumptions out in writing. Personal ownership, co-ownership, a company, and other structures can raise different questions. Get specialist advice before transferring title or creating a structure for tax reasons.
  5. Agree the paper trail. Confirm the documents you must provide, filing deadlines, written confirmations, access arrangements, fees, VAT, and who remains responsible for checking the final submission.
  6. Keep independent review. If the provider is introduced through an agent, manager, seller, or another commercial party, understand that relationship and keep your own lawyer and home-country adviser involved where appropriate.

Do I need an accountant or tax adviser to buy property in Greece?

Not every buyer needs ongoing accounting support, and the answer depends on your tax residence, property use, income, ownership structure, and the filings that apply to you. A conversation may be useful before you commit if you are non-resident, expect rental income, are relocating, or need to coordinate Greek and home-country reporting.

Is owning a Greek property the same as becoming a Greek tax resident?

No. Owning property and holding an AFM do not by themselves establish Greek tax residence. AADE describes residence using criteria including the centre of vital interests and presence in Greece for more than 183 days in a relevant twelve-month period. Your circumstances and any applicable treaty should be reviewed with a qualified adviser.

Can a Greek accountant handle my home-country taxes too?

Some providers may coordinate with an adviser in your home country, while others may only handle Greek matters. Do not assume that a provider can give advice under another country's law or prepare its filings. Ask exactly what the engagement covers and who is responsible for each country's reporting.

What should I ask about rental-income support?

Ask whether the provider handles AFM/myAADE matters, long-term lease declarations, short-term rental reporting, annual returns, and communication with any home-country adviser. Confirm the property and income assumptions, deadlines, fees, VAT, document process, and what remains your responsibility.
